Multi-Family

We arrange financing for multi-family properties with 5 units or more. Our expertise covers conventional bank mortgages, bridge loans, construction loans and government backed mortgages such as Fannie Mae, Freddie Mac, FHA, HUD, USDA, portfolio multifamily loans, and short-term multifamily loans.

Mixed-Use

We match our clients’ unique financing requirements with trusted funding sources. Mixed-use loans are available for buildings with commercial and residential tenancies. Loans include commercial, long/short-term, and some government-backed mixed-use loans. Short term loans include bridge loans, construction loans, and other options.

Office

We assist clients with their Office property needs through market analysis and industry expertise. Commercial Financing is available for all office property sub-classes including low-rise, mid-rise, and high-rise, as well as single-tenant properties, professional office buildings, and medical office buildings.

Retail

We specialize in all types of retail property financing solutions, from storefront to large shopping malls. Retail financing includes loans from conventional Banks, CMBS, Life Companies and Credit Unions, for the acquisition or refinance of retail properties and shopping centers including: local or regional mall, grocery, big box, anchored and unanchored, and similar properties.

We do this in the following steps;

First, we schedule a phone or in-person meeting with you to discuss your deal or potential loan scenario. During the meeting, we will ask many important questions in order to get a full understanding of the situation, history, experience etc. One objective will be to identify the highlights and challenges we may be presented with during the application process. By identifying any potential pitfalls upfront, it will give us the ability to develop an appropriate strategy to mitigate or structure around the issues prior to presenting the loan submission to a lender. Most importantly, we will use the opportunity to learn about you, our client, and pay close attention to your needs, goals and motivations for the loan.

Once our information requests have been fulfilled, we will then proceed to analyze the numbers, underwrite the deal, and compile a thorough Loan Submission, stressing on the highlights of the deal, while proposing creative structures for mitigating any challenges.

Once our Loan Submission is complete, we will consult with our underwriting staff and bank relationship manager to devise a select group of prospective lenders that have the highest probability to make an attractive loan proposal, based on your individual needs. During this process, we will follow up with each lender and address any questions or concerns they may have, until a bona fide loan offer has been presented under the best possible financing options.

After the loan offers have been presented, we will review them in detail with you, helping you weigh in on each individual offer’s advantages and disadvantages. We will listen closely to your concerns and then go back to negotiate each item with the lender to your satisfaction until we have finalized a deal that works best for you.

Finally, we begin the Application process where we will oversee every detail from start to finish, including review of documents, leases, assisting with completion of paperwork and forms, working with the many involved parties, including the bank’s underwriter, appraiser, engineer, attorney and coordinating between your attorney, insurance agent, surveyor, title company, and more, all while keeping you informed throughout the process. Throughout the process we work diligently and relentlessly to make sure your loan closes under the most favorable terms, in the quickest and most efficient manner.
